zoom1031 provides Qualified Intermediary services only. Nothing on this website or platform constitutes legal advice, tax advice, or investment advice. All exchange participants are strongly encouraged to consult with a qualified CPA and real estate attorney before initiating an exchange.

2. Qualified Intermediary Role

As a QI, zoom1031 is a disinterested third party whose role is limited to: holding exchange proceeds, preparing exchange documentation, and facilitating the exchange mechanics. zoom1031 does not advise on property selection, tax strategy, financing, or investment suitability.

3. No Attorney-Client Relationship

Use of zoom1031's services does not create an attorney-client relationship. zoom1031 is not a law firm. Exchange agreements prepared by zoom1031 are standard QI documentation and not a substitute for legal representation.

4. Exchange Success Not Guaranteed

A successful 1031 exchange depends on many factors outside zoom1031's control, including: timely identification and closing by the client, cooperation of sellers and title companies, IRS rules and interpretations, and market conditions. zoom1031 cannot guarantee the tax treatment of any exchange.

5. AI-Assisted Document Review

zoom1031 uses artificial intelligence to assist with document review and compliance checking. AI analysis is a tool to support, not replace, human judgment. All AI outputs are reviewed by zoom1031 staff. AI review does not constitute a legal opinion or guarantee of IRS compliance.

6. Fee Disclosure

Fees are non-refundable once an exchange is initiated. Basic: $495. Standard: $795. Premium: $1,595. No percentage-of-sale fees. Additional services may incur additional charges disclosed in writing before engagement.
